If you spend a weekend house-hunting in Charleston or strolling the streets of Savannah, you’ll likely notice that many of the houses have one thing in common: a sky-blue porch ceiling. While the practice is widespread across much of the South and even beyond, the tradition of painting porch ceilings light blue began with the Gullah Geechee communities of coastal SC and GA. These descendants of Central and West African enslaved people painted their doors, window frames, shutters, and porch ceilings blue as a means of protection. They believed that the color would act as a repellant for “haints,” or spirits of the dead, who might try to enter their homes. If I could hold the hand of everyone going through the first time home jitters in this market, I would. I know the best I can do is help my own nervy clients get through it, but in effort to help as many of you out there as possible - here are my top tips: 1. Charleston is REALLY big. When most clients first start their search, they think they know where they want to look for homes, BUT can end up falling in love with another part of town they hadn’t explored. ๐Spend time exploring areas of Charleston before officially starting your home search. 2. “Stale listings” or homes that have been on the market a few weeks can be an incredible opportunity to get a deal - but don’t lowball anyone. โจShiny and new doesn’t always mean “better” when it comes to houses. The perfect home for YOU may not be perfect for others - don’t doubt it if the home isn’t swept up right away. 3. Most realtors will tell you we could ask the seller to reduce the price of a $300,000 home by $10,000 - getting the property at $290,000 sounds pretty good right? ๐๐ผThis will save you at most $78 per month. If you were waiting for interest rates to drop below 6% - you may be waiting for a while and watching from the sidelines as home prices increase. Here’s some perspective: ๐ the average rate over the past 50 years (from 1971-2023) is 7.74%. ๐if you had waited in 1980 for rates to drop below 6%, you would have waited 20 years. Meanwhile, home prices quadrupled. Reports show that National home prices increase by 3.6% annually. In comparison - home prices in Charleston increase by 7.8% each year, by 6.5% in Savannah. If you have your finances in order and simply holding out for a deal? You may have missed your chance already. The NAR settlement has caused a few questions surrounding who pays for what and when. Here are the basics: ๐ฉโ๏ธWhat to know about the NAR settlement: The main purpose of the settlement was to create more transparency about real estate commissions; what they are and who is paying for them. ๐Buyer Agency Contract: As part of the settlement, NAR agreed to impose a law that requires licensed real estate agents to have a signed Buyer Agency Contract with their Buyer clients prior to representing them in ANY way. This includes showing properties. Our state has always been a Buyer Agency state, requiring this paperwork for representation. (timing of when you see it may just be sooner) ๐ฐWho Pays Commissions: The Buyer Agency Contract clearly states the brokerage fee (typically a % of the purchase price) being charged to represent the Buyer. The Buyer has ALWAYS been responsible for this fee. In MOST cases, the money from the house purchase is used to pay BOTH the Listing Brokerage as well as the Buying Brokerage. Prior to placing their home on the market, the Seller designates how much their Listing Brokerage AS WELL as the Buyer’s Brokerage will receive from their net when the home is sold. (typically 5% - 6% divided between the brokerages) Should the amount for the Buyer’s Brokerage be less than the amount on the Buyer’s Agency Contract; the contract also states that the Realtor will use their “best efforts to cause the Seller or Seller’s agent to satisfy the Buyer’s obligation to Broker.” ๐ต๏ธโ๏ธDoing The Research Prior to viewing any homes, the information surrounding what the Seller is offering for Buyer Brokerage compensation is obtained from the Seller’s Agent. This ensures no surprises and sets the Buyer up to consider all facts before submitting offers. ๐๐ปA GOOD Thing for Buyers More transparency is ALWAYS a good thing for consumers. The new NAR rules will also create more competition among Realtors, which ultimately leads to better service. We now must prove our value even more to earn the trust of a Buyer. Still have questions? House Hacking: Anyone could do this, but typically makes the most sense for my first time homebuyers - so listen up my babies! Buy a multi unit property 2-4 units is still considered “residential”. Anything larger tips into commercial categories. (This can be as simple as a home with an ADU) Live in one of the units, and you can call it your “primary residence” which results in lower down payment requirements and taxes. Rent out the other units for passive income and to cover a portion of (if not all) your mortgage payment. Comparing your home to similar properties in the area may reveal that it’s listed too high. Be honest with yourself when comparing your home to other options on the market. The condition of your home matters; if it needs repairs or updates, buyers may not be willing to pay top dollar. Marketing is another critical factor. Poor-quality photos or a weak online presence can reduce visibility and limit interest. If you’ve had showings but no offers, your agent should be collecting feedback from other agents that can help identify concerns buyers may have. . . take that feedback and take action. Ultimately, being open to adjustments—whether in pricing, presentation, or negotiations—can increase your chances of attracting buyers and selling your home successfully. As temps are dropping and Charleston is getting ready for possible snowfall, I am often asked by my relocation clients just how often (if ever) we get snow around here because of how they see people react at the possibility of snow… The last time it snowed in Charleston, South Carolina was in January 2018, when the city received 5.3 inches of snow. This was the highest snowfall total in Charleston since 1989! While 5inches seems like nothing to my northern relocation clients - this event caused schools to close for several days and Charleston International Airport to close for five days. A state of emergency was even declared by City Council! While we may have less snow/ice than many are used to experiencing; it is important to note that we do not have the resources to clear our bridges and roads effectively and safely. On top of comparing today’s rates to the 3% and below we saw during Covid, it’s no wonder we feel like the current rates are crazy high. ๐กAt the end of the day, life happens and people will need (or want) to move for a number of reasons. But keep in mind, there is also the prediction for a national annual price increase of 4.5% HERE’S WHAT I’D DO: If we’re a first time buyer: l’d reach out to a lender immediately to discuss my options. I’d look at what I could afford based on monthly payments and I’d make a plan to buy a home and get into the ‘game’ asap. If I were up-sizing and needed to sell and buy at the same time: l’d capitalize on the equity I have and get the house I really want/need. Inspection Day (contd:) As a buyer, it’s your responsibility to work through the due diligence process. No part of the due diligence process for buyers is a legal requirement. (However, parts of the checklist might be required by a third party, like a lender.) BUT the inspections are there for the buyer’s protection. Throughout the process, you can expect quick movement upfront between the various inspections and other closing tasks. You will need to hire third parties for inspections and appraisals, which move quickly so the rest of the closing can proceed. Assuming you are working with a good real estate agent, (ME!)they will likely handle much of the scheduling and communication between parties, then update you as things are completed. From 1893 to 1915, the church’s steeple actually served as a beacon to guide ships into Charleston’s harbor. The steeple served as part of a range of lighthouses, with the front tower located on Fort Sumter. These photos show Charleston’s own Custom Quality Scaffolding crew as they take on the task of restoring and preserving St Philip’s Church, ensuring this iconic symbol of spirituality continues to stand as a National Historic Landmark. So you just bought a house (yay!)๐ and now it’s time for inspections. Expect to receive an email from with 2 or 3 inspection companies that I consistently use and like. You’ll book a general inspection and I recommend adding on the following (when applicable): -sewer or septic -well -termite -chimney Once you pick a company and get it scheduled, the inspector will take care of getting approval and access to the home. As a buyer’s agent, I always come by to chat with the inspector and have them point out any major issues or concerns. I want to see the issues first hand and be as informed as possible when preparing our response for the sellers. I’ll call you for the last 30-45 minutes of the appointment to ensure you can stop by as well!
